To Build or Not to Build?

After 60,000 Colorado construction jobs disappeared during the Great Recession, builders currently face a shortage of workers even though the housing market continues to strengthen. While Denver is one of the fastest growing regions in the country, demand for new homes is actually softening, according to Ben Markus of CPR. Coupled with increased construction costs, banks are hesitant to finance land purchases despite shortage of land.

 What does this mean for Denver Buyers? The new home construction market remains just as competitive as the resale market. “According to Metrostudy, the average price of a new single family home has risen to about $450,000.”

Warmer temperatures are rolling in...keep cooling costs down with cost-friendly measures.

  1. Shut the blinds during the day to keep the sun’s heat out and cool air in. Open blinds (and windows) at night to flush out the relatively warmer air and bring in the cool night air.
  2. Use ceiling fans – air movement disperses hot and cold areas more evenly, helping your current system work a little more efficiently.
  3. Replace or clean your filter; in general, filters should be replaced every three months to keep systems running smoothly.
  4. Make the most of a programmable thermostat and limit the work the system has to do during the day, especially when family members are elsewhere.

High-speed train line to connect Stapleton to Union Station and Denver International Airport in 2016

As Denver International Airport wraps up construction on the adjacent Westin Hotel and common commuter station at the end of this year, construction on a high-speed train line, running from Union Station to DIA will commence the following year.

After two stops at 38th & Blake, and 40th & Colorado Blvd., there will be a stop at Central Park in Stapleton. Forest City, master developer of Stapleton, plans to develop 34 acres of office, multifamily, retail, and hotel space around the station.
